What needs to be done prior to planning application

    We are getting the paperwork, planning drawings etc sorted out for the application at the minute.

    I have to ring around tomorrow for prices for percolation test, is there anything else that needs to be done prior to planning application going in?

    Or anything else that needs to be done/tested with the site that we could get out of the way now anyway?

    Do you not have an agent looking after it for you or advising you?, who's preparing the drawings, they should be able to advise?

    Ah yeah, the architect has given us numbers for a few contacts for the percolation test to get prices but was just wondering if there's anything else. Bit late at night to go ringing him now! ;)

    No not included in application but imo yes they are worth doing prior to submitting planning as otherwise your design/layout is fixed and you cant change anything to suit energy modelling etc.. why not read around this site as this has been addressed frequently (phpp = passive house calc)

    did your arch not go for a pre-planning consultation and bring you?? the word 'hopefully' and 'you should be grand' did not come from the local authorities planner and that is who you should have sat in front of to know your chances of getting PP..

    I wouldn't do a drawing for anybody untill I had the EPA test done and passed, might be different in Meath we do have poor ground around here But theres no point in designing houses untill you know the site has passed IMO.
