Building advice (North of Ireland)

    The better half and I are going to start building our house within the next 6 months to a year. We have got the land and roughly looking at around 100-150k mortgage to use for building. I haven't a clue about building houses or any of that construction craic so I am looking a bit of advice. What would you do differently if you were going to build your house again? What are the latest things that you would include in a house (underground heating, solar panels on the roof for example)? Who are good men to use for getting a stone finish house? Is now a good time to build? We would be looking a bungalow or a story and half house between 1800-2800 sq ft with three or four bedrooms. Sorry for all the questions lads, any advice would be appreciated.

    Is this as you say the "North of Ireland" or Northern Ireland?

    Better still, in what county are you proposing to build?

    Jim, unfortunately about 99% of the posts here are about building in the Republic of Ireland and may not be of much use to you in one way. Building costs, building control, planning etc etc are all a fair wee bit different in NI.

    However in saying all that there are numerous threads and posts here that will be of help to you. By and large the building regs on both sides of the border (I hate using that phrase btw) are pretty much the same from what I can gather (Part L excepted) so thats a bonus for you.

    What I would suggest is that you get a professional (architect, technician, engineer) involved from the outset and try for someone local who is familiar with all the statutory regs in NI. There are a few very informative threads here so maybe thats a starting point. You could also enter a specific word in the search box and it will no doubt throw up many posts.

    But by all means fire up any and all questions you may have and the lads here will no doubt offer their opinions.

    The one matter I would exercise a bit of caution on is asking about prices for materials and labour and also prices for professional services as there is a substantial difference between what you would pay here in RoI as opposed to NI.
