crack side wall of house

    i noticed a crack through the pebble dashing that runs all the way down the side wall of my house, its a bit right of center. should i be worried? should i get it checked out?
    the house is 11 years old. the attic was converted and signed off by a structural engineer 2 years ago.

    How about some pictures & don't forget to include something giving the scale..

    In my NON- expert opinion, I would measure and watch for further evidence of the crack opening/wall moving.

    Were not allowed to offer structural advice here, but really if your that worried get that structural engineer back in to check, Im sure if you outline that he/she certified the structure and now theres a crack, he/she would like to be the one to check it.

    thanks for the info. the crack is really narrow and barely visable through the pebble dashing. It runs from the bottom of the wall as far up as i can see. i guess im wondering is this common in houses of this age considering 99.9% of people would never even notice a crack like this.

    i dont want to be overly neurotic and call in a structural engineer for something that may be common and harmless.

    Is there a matching crack on the inside? if not it might be only a plaster crack.

    there is no crack visible on the inside, there is plasterboard though in front of the brick wall.

    HELP Needed

    I can anyone please share they knowledge and thoughts on the following
    I had a house build 7 years ago 2 story it was done by a registered contractor at the time before we moved in we did notice some cracks on the upper floor near the roof, but believed it was settling cracks, but as time has went by we have now noticed the plaster is starting to fall off on the cracks and has become far noticeable the cracks are practically straight around the outer walls on the upper floor inside about a block down from the ceiling anyways we have been advised that it is an issue with the roof it has not been tied correctly causing wait on the wall plate so by question is do I have a come back on this by the contractor if I take this further or am I ad a lose? Is he responsible to fix this ? Thanks in advance

    Depending whether your construction contract was executed by Deed or Underhand, you may have a case for suing under "Latent" defects for 6 or 12 years.

    Your best off approaching a Chartered QS practice with your form of Contract. They will advise you further. Do you have house insurance? You may want to notify them. They might pay for the damage to be rectified and sue the builder on your behalf to recuperate the losses.

    Yes I have house insurance, when you say was the construction contract executed by Deed or Underhand, can you explain further? and is the"Latent" defects for 6 or 12 years do you know? Thanks again

    Was the contract "signed" or "signed and sealed"?
    and is the"Latent" defects for 6 or 12 years do you know?

    I'm not sure i'm allowed give legal advice like this on the forum. Best talk to a Quantity Surveying Firm about it. They can advise you further.
