Agricultural relief

    Hi, any advice on the following would be appreciated.

    1 - if a non-qualified farmer cannot qualify for agricultural relief, i am aware they will have to pay stamp duty of 3% of the value of the land, (father to son), i read somewhere that if dont qualify through this relief, through the assets assessment etc, they can still qualify in another way because they will continue to farm the land directly after, is this true? Just trying to research but will get independent advice.

    2-does anyone think the green cert is vital to do for the future?
