Pursuing tenant for rent arrears

    Hello all,
    A tenant is leaving my house this weekend after paying no rent at all for the last 4 months.
    He had an application for rent supplement which took over three months to be approved. However, once approved, he spent the arrears on other things and never gave me a cent.

    How can I pursue this debt? PRTB or Small Claims court?

    PRTB. Claim must be lodged within 28 days. A rent book is essential.

    Small Claims court would not accept such cases.
