Buying an unfinished house

    Im buying an unfinished house,my solicoter is doing the searches etc,the property is plastered externally,roofed and slated,windows and doors in,first fix electrics and plumbing,what quarantee's do i have that the works to date have been carried out to the correct standards,engineers reports etc?If there are no reports who should pay for them?

    No guarantees and you will pay for all reports.

    So you are in the driving seat.

    At a very minimum you should require copies of:
    1. Planning Permission(s),
    2. Commencement Notice,
    3. Foundation Certificate,
    4. Building Contractor's Details and Insurances,
    (if it's a self build thi is needed for each element),
    5. Structural Guarrantee for the completed elements,
    6. Declaration or Opinion on Identity regarding services and boundaries.

    It is also best that you pay for a report on the property before considering buying it.

    Thanks Uncle Tom, your advice is much appreciated,i am in the driving seat as you say,im sure everything will come down to negotations but i wont compromise on anything structural and reports etc

    To say you are in the driving seat might be overstating your position here.

    Yes you can decide to buy or not based on a list of requirements, such as listed by OUT, that are met to your satisfaction.
    However the idiom 'in the driving seat' is generally understood as follows

    If you are in the driver's seat, you are in charge of something or in control of a situation.

    You cant, for example, make all the things as listed by PUT happen and in that respect you are not in the driving seat.

    I'm sure you realise what was meant was that the person willing to hand over a lot of money for a property is the person calling the shots regarding the paperwork needed.

    I don't think anything I listed above is asking for something extraordinory. As with anything a person is buying in this day and age it is only fitting that they aware of what guarantees go with the property, and if the seller wants to sell they will make the list happen.
