    Does anyone know how long a tenant can lease an apartment before they acquire the right to remain there as long as they wish?

    If they are there for six months under the Residential Tennancies Act they get a right to a tenancy of 4 years (Part 4 Tenancy).

    There used to be various rights under the Landlord and Tennants Acts to long leases but these have been replaced by Part 4 for residential properties. There may however be tenants still on leases under the old legislation.

    Part 4 does not entitle the tenant to stay as long as they wish. the landlord can recover possession on specified grounds during the 4 year period and without grounds in the six month period after it.

    long occupation rights had to have accrued before the RTA 2004 came into effect and required 20 years continouos occupation.

    Yes a Part 4 Tennancy can be terminated during the 4 years for specified reasons:

    Also the acquisition of long term tenancies under the 1980 can no longer take place

    Though a tenant can of course be on a long tenancy acquired before s. 192 came into effect.
