    Hi people,

This is my very first post on boards so Im hoping someone can help me..

Im working in Mullingar at the moment and hoping to bite the bullet and buy a house with my boyfriend in the Templeogue/Rathfarnham area..

It takes 40 mins no hassle/traffic on the motorway from Ballyowen exit Lucan to Mullingar leaving bout 9am..

However, I did a trial run this morn from The Fairways (beside Rathfarnham Shopping Centre) where we've seen a place we like, leaving at 8.40am, going along Butterfield Ave and Firhouse Rd, taking a right up tp Spawell Roundabout... all in all I got to Ballyowen exit Lucan in 26 mins... bit more than Id hoped!

I realise this is the most obvious way to go and Im hitting school traffic at this time, but my hours arent really flexible at work and I have to leave at this time..

Im just wondering if anyone knows a shorter route at that time or has any advice in this regard?

    Really grateful for any ideas

    Thanks a mill

TBH, that sounds about right based on my own experience.

25 minutes would be bang on the mark for that trip.

Be aware that there is talk of tolling on other sections of the M50, such as between Spawell and Lucan Road.

An option would be to continue westwards along the Tallaght bypass until you reach Killinarden, where you can then turn right onto the Outer Ring Road. This would take you up to the Woodies junction on the N4 Lucan Road, but I can't see any time savings being made this way either.

Thanks guys for the prompt replies! I did it again this morn at 8.40 (same time) and took a left onto Springfield rd n another left to Templeogue village, then straight up to Spawell... Got from Fairways to Lucan in 19 mins so was happier than yesterday!!!

One other query I have if ye don't mind.. What about going along butterfield then left onto knocklyon rd, hitting M50 at knocklyon exit??? I know it's doubling back but if road clearer could save time?? I fear may hit schools along knocklyon rd though???

I really appreciate all your advice!

    Many thanks

you'd be likely to hit traffic for the community school if you went that way, i'd say.

Either of the two routes you've chosen will be far faster. I'd still budget 25 minutes for the Rathfarnham SC - Lucan trip regardless of today being faster.

The Knocklyon road is generally clear southbound in the mornings, but I don't think you'll save any time, rather you'll just spend less time in traffic. At the Knocklyon Road junction on the Firhouse road, you're practically at the M50, so it would be a waste to divert up the road. There are no schools between that junction and the M50 junction, but you may get some snarl-ups getting to Spawell because you have to mix with the inbound traffic coming from Firhouse & Tallaght.

I would be inclined to bite the bullet and go up via Templeogue village. It's the most direct route from Fairways to the M50 and the only section where you'll be stuck in traffic is the first 200m or so on Springfield Avenue. Once onto the N81 you're going against the flow, so you should fly it.

The Outer Ring can get very clogged up with traffic, particularly from Penny Hill up to the N4/Woodies interchange.

Until there is any announcement regarding additional tolls, there is absolutely no reason not to use the M50
