Approx cost of new dormer roof?

Hi,
I am considering taking the roof off a bungalow and replacing it with a dormer roof (existing roof pitch is not high enough to convert). What would the approx cost be for builders finish? The bungalow is a plain rectangle, 8m by 18m. Would need stairs up as well and maybe 3 dormer windows to front and a couple of veluxs to back.

you definately can not get an estimate let alone a quote on that info. stairs alone will range from 800 up let alone fitting if the roof needs to lifted, its a reroof, slates or tiles, are the joists heavy enough to take the floor, do you need services ran? just a sample of the list of questions that need to be asked.

Ok, lets assume the worst, needs to be fully plumbed and wired for 3 bedrooms, 1 bathroom and an ensuite. Joists need to be replaced/reinforced, the more expensive option when it comes to slates or tiles.

Assume the walls of the bungalow are of sufficient load bearing to take the new roof.

It is a complete new re-roof. Bungalow will be undergoing renovation at the same time and not occupied.

It is only rough estimate that I am looking for.

step one get an arch out for a consultation, he/she will probably tell you, you need planning and will quiet quickly be able to tell you the extent of works envolved, then get the Arch to write a list and give it to a minimum of 3 builders to price.

sounds about right bryanf. once you start raising the ridge level of any house planning permission will be needed. on a pure guesstimate the cheapest possable will still be well over 30k

I know this post is old but just wondering how you got on with the conversion and the final cost. We want to down this road with our bungalow also!
