Site drawings for driveway planning app

    Trying to figure out what exactly is necessary to achieve a planning app for a driveway. We have designed what we want ourselves (gravel with flower beds on each side, no gate, move/rebuild existing pillar, brick border to frame gravel and to form retention apron at entrance, wide enough to fit one car comfortably). But we don't have architect's drawings for this. Do you have to have these or can you submit your own ones? What standard do they have to be?


    Tbh I am really irritated by the process especially as I know that most of the ugly, concrete and impression driveways that have gone in on our road appear to have done so without planning. And then I find a link to a document on this site that suggests you don't need planning yet the council (DCC) say I must have it.

    ok, just break this down as to what dcc require.
    are you altering an existing entrance that has planning( ie pillars ,set-back, footpath/kerb etc)? if so you need PP.
    PP is not really required to change your driveway but you must retain any surface water within your boundary.
    so, with regards to an alteration to your entrance / pillars: imho get an Arch Tech to do a quick plan, elev, description, mark the os maps, fill out the app form, take a photo or two, write an explanation cover letter, attach the 32€, submit it and away you go. approx 3 months for planning process (often with conditions, so it may be worth a quick chat between AT & local engineer before submitting, depending on the circumstances and precedence in the area)

    Hi Bryanf
    We don't have a driveway at the mo. Just a gateless pedestrian path that continues in from of the house with grass on one side and a flower bed on the other. So it's a brand new driveway which will involve the demolition of the front wall and the council to do the dishing.
    If we did get an arch tech to do some drawings what sort of money are we talking? And do we have to do this?

    council to do the 'dishing' will be the most expensive...:(
    AT pp submission: I estimate 1 days work + expenses. BUT that could be doubled as it depends on your houses location/ situation/ precedence in the area/distance to junction etc. expenses will be the cost of os maps, advert in paper, printing of 7 (6 for LA + 1 for yourself) copies of everything.:)
    hope this gives you an idea of what is involved, imho it'll be easier for your to get this done by others rather than doing it yourself, this can be very straight forward for an AT but if you do it yourself and screw it up, your possibly out up to 3 months in time + cost of maps & add and maybe a more difficult application where the subsequent AT will look for more money:)

    you work it out..:p os maps 70€ & advert 50-150€
    If you were self-employed and declaring all income: think of what hourly rate you would work for and add insurance, tax, office cost & travel expenses (ie roughly twice what you would work for) ..

    and there you go..:)

    I know some who have been charged (by Architects) € 1.5k - € 2.5k for regular driveways, ie no major works/complicated layouts, which is absolutely a ridiculous amount to pay.

    Good going rates for drawings would be € 500.00 (+ costs c €300.00 app fees, ad, etc).
