Minimum Area of Site For Planning

    Hi all,

    As the title suggests I am wondering what the minimum size a site must be to be considered for planning permission?
    I heard previously that it was 1/2 an acre, but I have been told by a friend more recently that they heard the site must be 3/4 of an acre.

    Could anybody clarify this for me?

    It looks like you are in Donegal. That being the case then generally 1/2 acre is usually sufficient. However I have seen cases where it wasn't big enough as its down to the site's ability to accommodate a sewage treatment system/percolation area. Factors that play a part in this are the location of drains/waterways, other houses and/or sewage systems, roads etc together with the physical shape of the site.

    You should talk to a local arch. technician or architect.

    Check your local county development plan. Minimum area is generally 0.2 ha which is approx 1/2 acre however the size of the dwelling you can build could be restricted. Also you have to bear in mind positioning of treatment and percolation areas, well etc, so 1/2 may not be enough. Have an Arch Tech or Architect look at the site as they will be able to identify and major stumbling blocks.

    Of course this assumes that there isn't a mains sewage connection available.

    Thanks a million guys,
    I thought my dream was over before it even started!!
    I did search the council website but couldn't locate the information I was after.
    I did see that they have a draft development proposal (from 2012 onwards) perhaps there is a change listed in that? If so I'll need to get the ball rolling before 2012.
