Question on Planning & Windows

    Hi there,
    Just wondering if anyone knows if the windows you submit on a planning application have to be the exact same as the windows you actually put into your house. We are now at the stage of putting windows into our house, we were not told by our architect who drew the plans that we had to be certain of the window type. Now one of our suppliers is saying we can't change the window type or planning might come down on us.
    The windows on the drawing are very plain, just one sheet of glass with no sash or threading through them. We don't want to change them majorly, just maybe make them not as plain if that makes sense!! We asked our architect (who is now different from the original architect) if we could change them and to be honest didn't get a very clear answer from him so we are still unsure.

    no, your window supplier is not correct.

    the windows must, first and foremost, comply with building regulations. Once they do this, then the design should be 'comparable' with what was supplied at planing stage. When i say 'comparable' i mean that you cant put diamond leadwork or georgian bars where they wasnt for planning. But you may change a wide window from a 2 panel to 3 panel etc without being in contravention of planning.

    At the end of the day, assuming your architect is the person certifying compliance with building regs and planning permission, its their call.

    While its not good practise, its not unheard of for architects to leave a window design 'blank' for planning. The conditions of planing might refer to what you can do with the windows.

    You need to ask your certifier... and relay what your certifier says to your supplier.

    hi 086smiley, it might be worth ringing your planning dept to discuss. I want to change our windows and I rang and inquired. I was told to send in a letter explaining what I wanted to change and if they considered it to be an 'immaterial' change that it wouldn't be a problem. I haven't done this yet so can't guarantee it will be this straighforward. :rolleyes:
