letting house via agency

    Hi all,
    Just a quick question about letting a house via and agency, basically a house came up for rent on monday, i called immediately, asked to view it as early as she could show it, which was said to be thursday, i find out today that the website now says it has let agreed, she has not contacted me to let me know anything since monday, basically have i any rights?,

    No, you have no rights whatsoever. Obviously someone arrived with a cash deposit, said they wanted a firm acceptance or they were off to look at another place and the agent caved in and accepted. When you were told the place was available to view on Thursday they were obviously holding you in reserve in case the original prospect fell through, they were stringing you out. It's unethical but not illegal.

    It happens all the time with the private sale of cars, you ring up to ask to see a car, you get a time and then you discover the car has been sold half an hour before you arrived. If someone gets there before you, waves cash under the vendor's nose and demands an immediate decision or they're off to look at something else you will often find that you've been beaten to it.

    Unless you paid a deposit and got a receipt from the agent you have no rights.

    Yes you are right, it's just a smart business trick. Here the OP has no right to claim the property unless the concerned person has got any receipt of payment etc.

    All OP can do here is look for another property and try to crack the deal in time. :(

    You have the right to telephone the agent and ask whether the property has been let or not and whether you should still show up for your appointment to view it today.
