Plans for new sunroom

    Hi,

    I want to put a sunroom on the western end of my house but i don't know where to start.

    How much should an architect/technician charge for coming up with some ideas & plans for this?

    Is it normal to agree a fixed price before they start?

    If the western end is the side of your house you'll need planning, if its the back you wouldn't, It will cost more if you need planning than if you don't, 500 to 750 is what I'd charge without planning, double it and add expenses for on that needs planning.

    Sounds about right to me. Ring around & get at least 3 written quotes.

    Its normal to agree a fixed price on a small job like this, especially if planning permission is not required.

    I don't need the planning bit.

    €750 seems a bit steep for a one room addition but if that's the rate.

    Do i get various ideas & plans for that?

    I built the house i was a lot younger and pretty clueless.The planner didn't take into consideration the orientation of the house.:mad:

    I think he took the plans from another house which was north facing and mine is south facing. Doors get the full force of the elements and the main living area is the darkest in the house.

    I'm a bit wary of them now.

    You are very welcome bossdrum.

    You won't need planning if the proposed sun room is to the rear of your dwelling & is an Exempted Development.

    €750 might be a little expensive & may not be the going rate. The only way to find out the local rate is to get 3 prices.

    I've no idea if you get various ideas & plans for that fee. It depends on what you & your Designer agree. Altering a design would be normal, in my view.

    The orientation and the design is up to you. Study you design to ensure it is what you want. Good luck with it.

    The more ideas you want the higher the price!!!:D Ideas take time and its the time that costs money. As RKQ says it depends on where you are and the the going rate is and what you want, if you want a scribble on the back of a fag box no problem but if you want a drawing that a builder can build from and be sure that it is exempted development then you will pay around what I've mentioned above. You may get someone cheaper to if you look around but cheap isn't always best!!. Best of luck with it!!

    I'll have a look around in the next few weeks.

    There aren't many different ways to put one room on the side of a house & an experienced planner should have a couple of tried & tested plans in his head with just a few minor tweaks for location.

    Hopefully i'll get someone to optimize space & light, & for that i don't mind paying extra for someone skilled. The room will be there for a long time after all.

    I was just a bit concerned after my previous experience a guy who just seemed to lift a set of plans from some where else with no consideration to my site location.
