Selling rented house

    Hi - we are hoping to sell our house, which is being currently rented. The tenants signed a 12 month lease that is approx half way through. We want to put the house up as soon as we can.

    Any advise on how we notify the tenants? Obviously we will are aware if house goes on the market then they will have to agree to viewing etc. We will be breaking the lease too.

    Any advise?

    Lease termination or sales viewings or both?

    or intention of selling. A phone call then maybe a follow up with a letter. Tenants have broken their lease agreement a few times but have recified some issues. Rent is late every month etc. I just want to ensure there wont be any major problems if we have a viewing....

    Just give them a ring and tell them you are planning to sell.
    Come to an agreement on viewings, for example, fortnightly/monthly on a Saturday afternoon.

    We're about to start renting a house which the landlord is trying to sell. We've agreed that there will be no morning viewings on Saturdays or Sundays, and that there will be at least 2 days notice of viewings other days. It's a good excuse to keep the house tidy! As for the actual sale of the house, we've agreed to 2 months notice with a degree of flexibility if we find a new house before the sale goes through or if we haven't found one before the end of the notice period (we have kids and need to be sure we won't be left stranded or out of pocket). As long as you are fair about times of viewings and give ample notice period, there shouldn't be a problem.
