Now a the minute we only have 6 grand saved but my partner has been left part of a house probable 20 to 25 grand worth. Would that be any help at the moment the house is being rented out.

hate to be blunt, but the part of the house is useless as a deposit.
my advice is to sit tight and keep saving til your partner can get the house sold and get the extra cash.
there is no crazy rush to buy imo, there will still be similar properties in the area for the same price or less 6 or 12 months down the line.
