hot water coming out of cold mixer tap in bathroom

    Hi

with the past month or two when turning on the cold water tap, the water gets warm for a minute or two and goes cold again,we moved in last october and never had this issue until the last two months.

not an issue with the kitchen tap as it is fed directly from mains. could it be a problem with the mixer valve regulating the hot water coming out of the hot water cylinder heating the cold water pipe

    thanks

Check the expansion tank (typically the smaller tank in the attic) to see if there is hot water there.

Is your heating running at times you don't ask it to run?

i will check it later tonight, no the heating is off since march, i have a solid fuel stove with a backboiler which also feeds into the expansion tank but no fire lit with months. the main heating source for the DHW is the solar panels in the summer and the water hits 70 degrees these days.

the oil condensed boiler is changed to manual mode from summer to late autumn to prevent the oil boiler coming on when preprogrammed times are set set for autumn/winter

warm water in expansion tank would prove what?

That rings a bell with me. Fitted a solar system last year, including a mixer valve. Was up in the attic one day and the cold water header tank in the attic was full of hot water. Traced it to the cold feed to the mixer valve (it has a cold input, hot input and mixed output). The cold feed from the header tank ran directly down from the tank to the mixer valve. And the problem is that hot water naturally want to rise, so the hot feed was backflowing up the cold feed. So the solution was to run the cold feed from the tank all the way down to the hot press floor then up again to the mixer valve. So the hot water isn't able to go down then up into the header tank.

To see if you have the same problem as me :

    1. after using the hot water from the tank feel the two feeds to the mixer valve. One should remain cold. OR

    2. after using a large amount of hot water, wait a while and go into your attic and feel the temp of the water in the cold header tank.

LIke you said youtheman it was the mixing valve. i remember last year when we moved in last october that our heating system was not up and running for the first week and our only source of heat for the dhw was solar, shower used to be warm but not overly as temp from panels would be between 40 and 50 degrees, so i adjusted the mixing valve ratio to allow more hot water to flow through with the cold

obviously the heat generated in autumn and winter would not be sufficient enough to heat water in expansion tank until the long days of summer arrive. thanks for the feedback lads
