    Hi,i have o.p.p in Meath building on a budget,does anyone know of a web site where you can design your own build or modern European house designs ie.zinc/grass roof,timber cladding,plenty of glass?

    Straight off I would say - don't do it! D'internet doesn't know your site (orientation/levels/surrounding buildings etc).

    Secondly the terms "budget" & "timber cladding"/"plenty of glass" don't go together all that well.

    Contact some people who design houses for a living & see what they have to say. They also know what Meath CoCo have in their county plan.

    Let me clarify,by budget i mean the amount i have to build,not budget bodge job,ive consulted the council and an archtect and have recieved a broad varation on what they will allow as it is a seclueded site and references to another build in the area.The archetect is quoting me what i believe is an exorbident amount, siting that its an unusual build,im just looking for other options to consider,thanks for your feedback.

    this may be the reason for what you consider 'exorbitant' fees

    there's loads of Arch's out there mad for work, its an extremely competitive market for a self-builder looking to get a house designed, IMO get more quotes

    You wont get much support around here for going down that route.. there are plenty of threads in here with the merits of getting your house properly designed by an architect.

    Think about it this way, for the price of a half decent sofa you can get the house you want just the way you want it.

    as others have said, seek a few quotations first, from architects, architectural technologists/technicians or other suitable and experienced designers. Engaging someone to develop you brief and needs, to suit the site, should be a good investment and will save you money, rather than getting a fairly generic design, which does not relate to the site and its features.

    Soem architects do over charge.
    But most of the time its actually that the client is just not aware of the size of normal fees, and the work involved
