    I have a roofing problem and I am having difficulty finding some who can document the problem to the satisfaction of the insurers.

    Its a new property (2 1/2 years old) and I am afraid all involved in the construction (Developers. Builders, roofers) are no longer in Business. Given I have no available guarantee, I have fallen back on the Premiere Home Insurance Policy. I have secured the services of an insurance assessor but I am having great difficulty finding someone who might document the problems and be comfortable presenting their findings in court.

    The roof is both Zinc and Trocal. Can any one offer advice.

    May be an obvious answer, but you need a roofer that specialises in zinc.

    Generally, your run of the mill roofer works with slates, tiles and cladding and of course lead flashings, but if its a zinc roof, there are specialist roofers that work with the zinc. Do you know if its a structural issue or a leak caused by the finishing of the zinc?

    What part of the country are you in?

    Firstly, I am in Dublin 18. As the the problems. I have water ingress in several areas of the roof and I am afraid they are related to both the Trocal, and the zinc and possibly the Veleux windows (Keylite). The roof was installed by <SNIP>, but they are no longer in business. Though they did send a guy to inspect the problems shorty before they closed down. He didn't get on to the roof but suggested the following

    1) water ingress around three velux windows (keylite) in the zinc portion of the roof. They believe the Upstands may be at fault and will require remaking/ modifying. In addition there may be a problem with the windows themselves.

    2) Water ingress on the flat areas of the roof. The house has three storeys with a flat section to the top most area and a ground level extension that are covered in Trocal. Water is getting in on the edges of the roof and is evident in paint staining. I believe it only occurs when there is high wind and heavy rain. The guy from <SNIP> didn't believe the Trocal was at fault and suggested that wind and heavy rain was taking water across the roof and under the zinc cappings around the roof edge. The builder, and not <SNIP> installed the cappings.
