Swap your House (Lucan to Maynooth Area)

    As the title suggests, I would like to swap my house. Because of the current economic crash it would be a waste of time trying to sell it on the property market. I have come to realise that my best chance is getting someone to swap their house with me.I have tried to look into it but

    Has anyone out there tried this I should I just forget it

    I'm currently living in a 4 bed in Navan and want to move to Maynooth / Lexlip / Celbridge and Lucan areas.

    Ive said it before and I will say it agian. I can see zero complelling reasons for a swap.

    Why would anybody be interested.

    If for example I owned a house in Maynooth and wanted to move to Lucan. I have no benefit in swapping,

    your still liable for stamp duty
    its probably more costly from a legal fees perspective
    im tied to a specific house in Lucan rather than chosing the one that best suits me.

    If anybody can give me one compelling reason as to why somebody would swap let me know, it just sounds pointless to me.

    your probably right but I'm thinking there may be someone who is also looking to move but cannot due to how bad things are.

    1)In my situation I would like to move nearer my job, ie M50, and there may be someone that needs to move to Navan (for what ever reason, i know its slim)

    2)There may be someone in financial difficulty that may need to get out of there house. They will get another house of similar size with cash (where their house is valued more)

    in in both those scenarios they could sell and do likewise. the value of a house for sale and the value of a house for swap are the same. therefore a swap is pointless.

    if the housing market was stable then yes there would be no point in swapping.

    But its not, banks are not granting mortgages and people are looking for bargains. People wanting to move are being deterred because they don't want people offering relatively small sums for their house. This will at least, if enough people are interested put interested parties in direct contact with each other.

    Look is by no means perfect but if it moves a few houses then it might be worth something
