    1) Quantity surveyor
    2) Project manager
    3) 1+2 = the same for me
    4) Stira into future loft spaces
    5) Stuck with my guns for oil fired as back up instead of geothermal
    1st heating = house orientation and solar gain and insulation to beat the band
    2nd heating = solid fuel space heating stove with NO back boilers
    3rd and seldom to be used back up = oil fired boiler/rads
    MVHR to make above work
    Leave them at it and back off to make decisions that will affect how we will live in the house

    Re 1,2,3
    Money spent = money saved, and then some
    Preservation of the marriage
    Normal family life

    Headaches are builder's and project manager's

    Anyone else got advice about what they would do if building for the first time as opposed to what they would do differently if building for the second time.

    IMO the impact of any decisions taken here will be for u to live with so they should not be left to them.

    In all of the above the attention to detail is critical so there is no room for sloppy workmanship and the sequencing of work is important, especially with a view to impact on the air-tightness envelope/thermal bridging/breaching the insulation layer.

    Couldn't agree more.

    That's what the project manager, architect and engineer are for. The tendering process has been very explicit about the spec to be delivered to and the contractor will be held to this. By spec I don't mean the quality of the light fittings etc. I mean delivering the U Values and airtighness levels. These parameters then go on to determine the building materials and how they used (correctly).

    Haven't absolved ourselves of our own overview. We just feel comfortable that it is being done correctly.

    So far any minor hiccups are for others to put right - rather than having to carry every worry ourselves. Myself and the missus sleep well at night and are not rowing with each other over building the house.

    Just giving my opinion that a project manager has taken a lot (if not all) of the pain out of building our home and allows us enjoy the process rather than stress through it.

    We are not so naive as to totally back away as disinterested parties.

    Anyone else got other ideas about what they are glad they have done as part of their build. Similar but mirror image way of looking at "Things I wish I had done when building"
