Take over a cafe

    Hi,

    I want take over a cafe, the problem is last people owned lots money for the rates ans gas bill and electricity bill. What should i do? If I take over that will be effect me?

    Waht about if i ask landlord signed a new lease, that will be work for me?

    Well first of all you will need for them to close their business down(not the doors just the business), the landlord will be liable for the rates etc unless there was a specific contract with the previous owners.

    You will need to set up your own company and speak to the landlord about a cut off date where you will take over. If I were you, I would look heavily into this before going into business, if these people have rates and utilities outstanding I would expect them to owe their suppliers too which might affect you when seeking stock on credit!

    Have you worked out a business model for this?

    Cafes are closing ten-to-the-dozen at the moment. It's not a business I'd ever like to be in, even during the boom-times.

    Be frank with you, I don't know. I gonna try it. during the boom-time the key money is crazy price, but now i be able to afford it. So i try!

    Never start a business without a 3/5 year business model.

    There have been plenty like you that have recently thrown the last of their capital into failed business ventures just because suddenly 'the rent was cheap'.

    Obviously the premises was a cafe before and went bust...ask yourself what are you going to do differently that will make the idea work.

    I was work in cafe in last 10 years, i do know how to make caffee:)! last week i was read a scrap, the first star bucket cafe opening at last time USA financial crisis. So that make me courage.

    Hi Kilburn,

    Depending on his contract with the landlord, he may not be liable for the rates(the landlord may include these in his lease agreement, alot of pubs and restaraunts are doing this now) but he definitely is not liable for any rates owing.
