noisy neighbours: I can't study this noise is terrible

    Hi,

    I live in a flat in the city centre in a good location. There are apartments of 900euro per month upwards and there is a good management company more or less.

    This has been going on for the last 1year and half. There's banging day and night. Sometimes they drop heavy things on the floor in the middle of the night and wake us up. Other nights the washing machine is on and it's old and really loud.

    I complained about this apartment before, they're above us and had been doing work on the apartment from about 6am-10pm every single day. When I complained, the management company messed up and sent ME a letter to say there were complaints of noise (and not the apartment upstairs!).

    The noise is terrible, today it's like steel welding is going on up there. There was banging and drilling all morning again (today is my only morning off), and it's non-stop.
    Last week their bath leaked, and our bathroom ceiling is destroyed. Landlord doesn't mind though as this apparently happened before.

    I am a student in final year. This is driving me mental.

    Hate to say it but your best bet is to just camp out at the library/out somewhere else. With the exception of the work, a lot of the stuff you mentioned isn't really fixable, unless you have the funds to buy them a new washing machine. Keep in mind that you're probably over-stressed due to your final year, and they probably have no idea how it's affecting you.

    Send a letter again, and explain that the one they sent was sent to you. Or failing that, go talk to the people in the other apartment, explain your situation. I'd say they probably can't just stop the work if they're paying for someone else to do it, but they can give you a time frame of when it will be finished and they'll probably be more considerate of stuff like that in the future.

    I had a similar situation and had to move.I hate people like that! selfish and ignorant. I reported same to landlord and it was sent to their attention but nothing improved. I ended up wearing ear plugs full time they helped but why should someone paying rent have to wear them ridiculous! I'd tell you confront them but that could cause more trouble than it's worth.

    I think you can break your lease if there is a constant disturbance and as soon as you do get out of there, because the noise is unlikely to stop.

    The OP says it's been going on for the past year and a half. Few are rich enough to pay for tradesmen continuously for that time.
    So they are doing it themselves at 6am and don't give a damn about the OP below them.

    But it's March and it's your final year so I think you should stick it there until your exams are over. A lot of disruption now to move for just 2-3 months.

    Get that letter sent and hound the management company with followups.
    And tell your landlord you'll leaving if it doesn't get sorted, at 18 months you're a good tenant. The landlord can hassle the management company too.

    If you want to approach them you can but they are probably people who don't care what you say

    You'll need to look this up yourself but under the Environmental Protection Agency Act tradesmen or any person carrying out household work is not allowed to do so until after 7am or 8am in the morning so by starting at 6pm this is already a breach.

    I think your best bet is to say it to them directly. There is a good chance that they have no idea how noisy and inconsiderate they are being. Some people are just really loud and inconsiderate so maybe approach them in a friendly manner and just tell them that you find it very disruptive. The fact that their bathroom flooded and damaged your apartment already gives you the upper hand so hopefully they should be receptive enough to you talking to them directly.
