House - Burst Pipes Nightmare

    Hi all,

    yesterday I completed on purchase of a repossessed property in Northern Ireland.. (Live in NI)...

    The water was off in the property and when viewing I had asked abot this, they said at time oh yea, no prob we'll get it switched on... The property had been vacant for a few months, but fully drained and all appliances marked not to turn on etc..

    Then before signing contract, I asked again and was told it was the norm in repossession properties and couldn't be turned on as it would invalidate sellers insurance.. My solicitor asked their solicitor and got same answer... I got a plumber to take a look for anything obvious and it all seemed fine..

    However, got plumber in to turn on water yesterday after all completed and surprise surprise, at 9pm last night they found the third leak....

    Do I have any recourse or am I just going to have to take it on the chin..

    Heartbreaking seeing them cut holes in my new house!!!

    caveat emptor - purchaser of a second hand property should have the house properly surveyed/examined before you buy, and their recourse is with the person who surveyed/examined.

    You should be asking your solicitor about it.

    I had a fella round and he checked walls for dampness, another Plumber (friend of mine) came round to look for any obvious signs of burst pipes... There was some damp in a bedroom, but I had roofers fix the led flashing on the roof to sort that problem...

    Solicitor said he was going to write to the other party, but to be honest didn't hold much hope...

    The sickening thing is I asked to have the water turned on, but they refused...

    Take your solicitors advice and run with it.

    I'd imagine having some guy round to check the walls and a plumber friend, wouldn't be quite the same as having an actual survey done.
