    What are the legal implications of renting land long term e.g. 5 years. Does the tenant get property rights after a period of time ?

    What do you mean by property rights?? Like squatters rights??

    Long term leasing of land will almost always have a written lease agreement which will dictate the rights of the leaser and leasee and the conditions of the lease - of which there are quite a few. In my opinion it would be extremely foolish to rent out your land without a written agreement and just as foolish to rent land in without a written agreement.

    At the very minimum when you pay money for rent on land this exchange of money implies that you are aware of the verbal conditions attached to the land. Once you are paying the money then there should be no grounds for property rights. Squatters rights where no money has been paid for rent is a whole different ball game which should be tackled with caution through your solicitor.

    There are many people who successfully lease land for 5 or longer terms with no implications.
    Adverse possession is an entierly other kettle of fish, and requires 12 years continious occupation without any other claim or input.
    Other conditions also apply.

    You need legal advice. What ever you read here is of limited value to you. Talk to your solicitor, even a phone call, and you wont go wrong!
