Spliting a house

    I've a 4 bd semi-detatched house in Newbridge Co Kildare with a garage conversion that could act as a 5th bedroom. I'm thinking of spliting it into a 4bd house and 1 bed ground floor apartment. It's a rental property.

    The layout makes it relatively easy to do. For the 1bd I'd need to add a new 3.5m party wall (is that the right name for it?), add a shower to existing down stairs toilet and sink, move ~2m of internal stud wall, new small kitchen with white goods,1 new internal door.

    The 4bd would require the removal of a 4.4m internal stud wall and new kitchen.

    No need for a new front door as the 1bd can use the existing side door.

    What are peoples thoughts on this? Hard to do? Anyone fancy giving a back of envelope costing? What's the story with planning, seperate electricity supply, gas supply?

    I used to live in that house design so when you were describing it I knew exactly what you were talking about.

    Here are a few questions:

    Where is the boiler for the existing house?
    How do you propose to heat the one bed apartment?
    Have you considered the hot and cold water for the apartment?
    Where is the fuseboard for the existing house?
    Have you considered the fact that you will need a second meter and fuseboard for the apartment?
    Will the side path (that leads to the current utility door and backgarden) remain communal?
    Will the garden be communal?
    Is the wall that currently forms the dining room a load bearing wall?
    Do you need planning permission to split it into two residences?

    you will need planning permission, which could be difficult to obtain, as each individual housing unit requires its own:

    • parking areas (4 bed will require 2 spaces, 1 bed maybe 1 space)
    • private amenity area (approx 80 sqm for 4 bed, approx 40 sq m for 1 bed)
    • refuse storage collection area

    plus, the target floor area for a 1 bed 2 person apartment is 45 sq m minimum, yours at 28 sq m is totally unacceptable.

    planning for these types of development tend to be very difficult to get through

    I feared an answer something like this! The 45 sq m would be the killer.

    its definitely worth having a pre-planning meeting before you go any further.

    go in with the sketches and photo you have already. The planner will outline prospective issues to you.
