Guesstimate on a remodel of old home

    Have option on a very old three story home that needs a total remodel. House is structurally sound, no leaks, roof great condition, walls, doors while all very old and need of repairs house are sound.

    It does however needs all new plumbing, electrical, heating and kitchen and bathrooms all need total redo. Size is pretty decent at about 2200 sq ft.

    House has large sitting, living kitchen area as well as 3 large and 3 small bedrooms. Staircase is is pretty decent shape but floor boards on it and all over house need a lot of repairs. Signs of dry rot in some area.

    Could be a stunning home for me and my family but it looks like a huge and very costly project.

    So my question is what would be a very rough guide cost to make this livable again to a relatively high quality. Googling I can find typical costs for new builds but not finding ranges for major remodels. Next step is to bring a gc on site to take a look but would like some ballpark ideas before wasting anyone's time.

    Anyone want to try give me a best and worst case idea on what this might cost?

    I know it is not much to work from but anyone care to make some intelligent guesses?

    Doing the plumbing and electrics means you are gonig to end up gutting the interior at the very least.

    And the big problem is that you dont know what you will find until you start the job.

    My guess is between €80-€120 per sq foot excl VAT and Professional fees.

    So somewhere in the region of €260k to €300k.

    If you are looking to buy the house, find a builder you can communicate with, ask him to visit the house with you and listen to him!

    Get him to give you a guide price. subtract this figure (plus 10%) from your total budget and see if you have enough to buy the house ... if not then "ce la vie".

    Whereabouts is the house? i.e. what county, could vary depending on where it is too, i.e. I'd expect building costs to be higher in Dub than in Cork etc.

    i think Braftery figures seem high to me. though depends on location of house.

    calculate what you think new build of that size in that location will cost, put a value on what you have and allow for the fact that it will be more difficult than a new build.

    i would think that direct labour / self build best way as i would say contractor price will factor in hefty weighting for problems that may/may not be found. plus you want close control over issues such as what can be re used and what needs to be replaced.

    we did a 2700 sq ft complete gutting/remodelling from foundations up inside for 190,000 (high spec, hoping for at least b1 rating to give you an idea)

    cost on worst case scenario that nearly everything will have to be replaced and then decide can we afford and is it worth it..........

    sorry for delay in getting back to everyone. Firstly thanks so much for the information. We backed out of the high and low numbers posted and added to what we were willing to offer and house is still way over budget. Talked to seller and they not interested in a much reduced offer. Shame as could be a great house but at moment way too much for me.
