Hi Guys,

I have been offered the opportunity to purchase the leasehold interest in a well established takeaway in Dublin. My partner has been working as a manager/pizza chef in this takeaway for 5 years. The business has of course been affected by the recession but is still strong and turnover has now stabilised.

Turnover is approx €400,000-€450,000 per annum

Net pre-tax profits are in the region of €100,000. This would be after standard wages (approx €20,000 each) are paid to the two working owner operators.

There are many inefficiencies in the business which could be addressed and which would allow for increased profits. Opening and delivery hours could be extended to increase turnover.

They are seeking €150,000 for the leasehold interest and goodwill. This includes an inventory of equipment valued at approx €20,000.
I am fairly certain that the price could be negotiated down to €120,000.

My preference would be to get a Debenture Loan from an investor of €130,000. We would be offering to pay back €170,000 over 2.5 years.
