Social Welfare Payment for house

    hi all

    im with the PRTB and i have a tennant whos renting my house since 8th November 2010 , but so far i havnt received a check from the social welfare bar the first one in november , for whatever reason i didnt get it in december and the tennant paid me cash anyway so no loss , she insisted that the social mixe dup her claim as she worked before and they had her down as working on the system , hence no payment , now she said she got it all sorted and i'll deffo be paid into my bank on 17.01.11 and so far it still hasnt arrived . her contract was initially just till 28th Feb 2011 as it was my first time and hers renting a house.

    is there any online site i can imput her pps number etc or name and see if she's getting a claim or am i being made a fool out of.

    when i ring the social nobody can ever just tell me if she's getting the benefit or not , always pass the bucket , lazy fcukers

    Hi,

    There is no website or anything really where you would get the information if your tenant is receiving a SW payment, as that is considered confidential information.

    Also the rent allowance payment from the Social Welfare is always usually sent to the tenant, and it would be then up to them to pass the payment onto the landlord.

    If you ring the SW Info Help line on 017043000 and ask to be put through to the Supplementary Welfare Allowance Department, they will be able to confirm that is the general procedure of Rent allowance, if you explain to them your situation they might be help advise you as to what steps to take if your tenant is receiving a SW payment and not paying their rent owed to you.

    It is your tenant that has the rent allowance claim, and who receives the cheque, not you.
    You cannot see if she has a claim or not - data protection laws mean the staff in Social Welfare office cannot discuss her claims with you. They would not have much information either about any rent allowance claim - you receive Rent Allowance through the CWO in the HSE, not the local Social Welfare office.
    If you are having issues due to not payment of rent, contact PRTB for more advice - this issue lies with your tenant, not Social Welfare.

    CWOs have told me they have to waste more precious hours both on the phone or in person fending off landlords/ladies who somehow think that the CWO will sort out non-payment of rent issues. the CWO has no relationship with the landlord after the landlord has completed and signed his/her section of the SWA forms. as cee-jay so ably says, youve paid your prtb fee, let them instruct you from here.

    It is simply not true that the tenant always receives the payment from the HSE. They do have the capacity to make payment direct to landlords bank account. It is totally within the realms of possibility that your tenant is telling the truth and the delay is not her fault. You should ask her directly.

    Automated payments are processed towards the end of the month, between 24th and 27th usually. If you have not received anything by that time, I would get back in touch with your tenant.

    sorry, your mistaken here, at one stage a number of years ago, CWO did pay rent supplement into landlords accounts in very special circumstances. but this practice was abandoned due to unscrupulous landlords continuing to accept payment for tenants who were no longer renting from them

    No, I am not wrong, they can and do have the capacity and I know this for a fact. If a CWO has told you otherwise, then they are in the wrong.

    It seems to be the issue of some debate, I'll grant you that, but the facility is there. Please also bear in mind that the figure of 20% would be much higher if more tenants were to request payment go directly to the landlord.

    I am also aware of cases where some CWO refused to make payments to landlords and their decisions were overturned and I'm not talking about claims which date back several years.

    The main issue though again lies with the tenant, and not the CWO/Social Welfare. It doesn't matter where the rent allowance is getting paid or not getting paid, the OP needs to contact PRTB regarding his rights if the tenant is not paying her rent.
    Majority of CWOs pay the applicant directly, and not the landlord.

    Fair enough, I understand the OPs concern but I was just pointing out that the tenant could possibly be telling the truth. A phone call to the PRTB would probably be advisable but if I was in the OPs shoes, I would hold off on taking any more drastic measures for a few days. Like I said, automated payments are processed at the tail end of the month. It will soon become apparent if the tenant is lying.

    i have texted the tenant and told her i need to call up to discuss this situation , she called me to say that the social welfare will pay the rent on the last friday of the month

    so i'll wait till then and see if i receive the money , as her contract is up the 28th feb , so id it doesnt come in the end of the month , i'll give her the 4 weeks notice to leave , ive been saving the money aside incase it doesnt come through so not as bad , i'll have funds to pay it for the min

    thats all very suspect to be honest

    I know that in Limerick the tenant gets their rent allowance supplement every week. I've started to collect it on the day its paid now as I could not trust tenants to put it aside and pay into my bank account monthy ... a bit more hassle but at least I get it

    Previously I had this house rented to Limerick city council on a contract basis for four years - my agreement though was with the council and not the tenant. Rent was paid by electronic funds transfer ever month ... those were the days

    she said she though she told me about it being end of the month.

    my brother rented a house a while back and it was last friday of the month.

    she has a disabled kid so and 3 others so she gets some sort of benefit , i'll be nice as pie and if the money doesnt come in the end of the month , i'l tell her that when her contract is up ( 28/02/2011 ) she has to vacate the house
