looking for building contractor for house

    Hi all,

    Were nearly ready to start building.

    I'm look at getting a building contractor to do the work.

    I've decided to go with External Insulation, so if you have experience this this please can you PM me your details or if anyone else has used a builder and gotten External Insulation can you PM me on their details.

    The house is to be built in the South Roscommon/Midlands.

    Hi all,

    I just want to bump this up again. I've met a few builders so far and they have no experience with the external wall insulation. I'm desperate, I have maybe 2 names of builders but I need more.

    Please send on any contacts you may heve.

    Hi Cormac.
    Let me know if you got my PM.

    There are 2 projects that I know of that might interest you.
    First a job in Gort (South Galway) A guy is building a post and beam building using real timber joints with dowels instead of nails. The middle to be some sustainable material not yet decided. (Cost a big factor)

    Next is a job not far from Portumna. A building with a hemp/lime external insulation to be lime plastered in the spring.

    Look here to assemble a list of certified external wall insulation systems. Then make contact with those companies to assemble a list of installers.

    In accordance with the scheme’s Terms and Conditions, all works must be completed by a contractor from SEAI’s Registered List. We have over 3000 contractors registered and we strongly advise homeowners to seek at least three quotes from different contractors before selecting a final contractor to use. If on the other hand you have a preferred contractor whom you wish to use but who is not currently registered then you can ask them to become registered which is free of charge and quick to complete. It is also important to note that as the contract to do the work is between the homeowner and contractor, we recommend that a contract be in place between the two parties before works commence. A copy of model contract can be downloaded from here.

    Can I ask why? Are you concerned about that system lacking a cavity? Leaning towards it aswell but concerned about it being a single leaf construction.

    As you can see from Sinnerboys post that been registered by SEAI means nothing except you will only get the grant if you use one of them. I could become registered with SEAI even though I do not do any of these systems.

    Check out the different systems first, Then check out the workmanship of the system and what if any guarantee you will be getting. Personally I believe that putting a non breathable material on the outside of a single leaf wall is asking for trouble in the future. I could be wrong??.

    Thanks all for the pointers.

    I want to go with external insulation because
    1) I want to go block built
    2) Cavity wall with 100mm cavity can't cope with the level of insulation I want.
    3) I don't like the idea of internal insulation.

    Brendan why do you say "Personally I believe that putting a non breathable material on the outside of a single leaf wall is asking for trouble in the future"?
