    Hello All(busy forum:)),

    Just wondering can someone explain why small drops of water pass down through elbowed external outlet pipe when above unit is on. I noticed a problem yesterday with water dripping from gas boiler and after taking front panel off found that there was a small leak through a pin hole on the safety valve just above flow valve.

    After checking outside the external outlet pipe was frozen - poured boiling water on same and then dripping stopped inside but started outside(better in than out!).

    Can someone explain why this has happened - pressure gauge on boiler still reads approx. 1.7 psi.

    Am not sure what else I can describe here.

    The rubber seal can deteriorate over time or dirty system water can attack the rubber seal causing it to fail. The valve can be replaced by an RGI

    Tks. JohnnieK for response. Would you recommend an RGI should change out as opposed to DIY'er and what cost should I be looking at for this? I may as well get serviced at same time...
