Dormer bungalow rebuilding costs

    I'm trying to put a better figure on the insurance rebuilding cost that my house is covered for as I reckon it's currently on the high (i.e. safe) side at €300k. The house is a detatched dormer bungalow with attached garage and 4 bedrooms. The attached garage is really just another room with its own pitched roof, the attic of which forms one of the upstairs rooms if you get me. The overall ground footprint for the house is ~1500 sq ft.

    The problem with the online SCS guide to rebuilding costs is that it doesn't cover the case of dormer bungalows and I'm guessing you end up over-estimating if you sum up the total floor area and treat it like a 2-story house or simple bungalow. Anyone hazard a guess as to how to better estimate the basic rebuild cost?! E.g. x1.5 times the cost of a plain bungalow with the same ground footprint etc.?

    if in the case of a fire, and the building had to be demolished, it would increase the cost of the rebuild considerably, take for instance the removal and sorting of the debris and in some cases hazardous material i.e. asbestos slates etc, and to replace like for like, 300k may not be so far from the mark..........

    Sure, but the SCS guide takes the demolision and clearing costs into account -> http://www.scs.ie/2010-SCS-House-Rebuilding-Insurance-Guide.pdf. The issue really is that it's a bit unclear how to estimate for the case of a dormer bunglaow. I saw much nicer and larger houses being built during the boom for ~200k cost and while that doesn't include the clearance costs you mentioned, you'd think it would have come down a bit since.
