    Hi everyone,

I'm hoping to start a new build next year and am afraid of costs overrunning and dont want to cut on requirements and quality.

I'd prefer to have the house I want after a few years using saving instead of everything straight away at a huge mortgage cost.
Does anyone have any ideas on what's the best areas to finish in the years after the initial build of a new house and how much this would save off the initial house build?

Some ideas I've seen are not building a garage, or not fitting out all the bathrooms, but some people think that you're better to do these things during the house build

    Any ideas would be great.

Once you have all the plumbing in you can finish one bathroom and work on the rest as you save the money to do them. I'm hoping to start building next year also. If you know someone close by who is also going to build around the same time it'd be a good idea to purchase some of the building material together. It'll save you a few squid. I seen somewhere where there were 2 houses going up not far from each other and they saved a few euro's on fittings for plumbing and electrical fittings amongst others.

Put your build out to tender.

You have to work out whether you want to put up with the disruption of work being done when your in the house. if this isn't a problem then pick out the rooms you need and finish them. the only one thing i would recommend that you don't skimp on the first fix plumbing or heating or electrical. if you have the proper provisions in for these you should have no problem finishing the rest of house at a later stage.

At the end of the day all you need is a kitchen, bathroom and bedroom
