    The prices are one factor. The number of transactions is another. If prices decline but the volume of transactions rises the overall yield will increase.
    E.g. If prices fall by half and the number of transactions quadruples, the overall yield will double.

    Plus everyone and their dog (apart from a few like me) have used up their FTB no stamp priviledge so the next transaction has stamp attached.
