Gritting an apartment complex

    Is there any responsibility on a management company to grit the car park of an apartment complex when the weather is bad? Ours is like a skating rink at the momont and Im actually worried someone is going to skid into my car.

    I'd say it's depends on your lease and contract with the management company. Look at the terms and conditions of your lease and see what the management company are responsible for.

    I don't think there is anything in law saying that they have to grit the complex. This kind of thing was brought up last year where shopkeepers etc don't have any legal responsibility to grit or clean snow outside their premises.

    Yeah Ill have to take a look at the lease. I only have my lease with the landlord tho so I may have to raise issue with them. Its not really the same as a shop tho, as a shop is not responsible for the public path in front of it, but a management company is responsible for the upkeep of the complex, car park included.

    Its not a big deal, I can get salt or whatever, its just that Id hate to think that they are responsible for gritting the place and are just not bothering.

    Ashes from the fire work fairly well. It's better than no grip at all.

    I could be wrong but i think if the management company grit the car park/road then they are responsible for changing the conditions and this might void their public liability insurance in the event of a claim. This could be completely inaccurate but i remember reading/hearing about it last year when the snow hit...

    We grit out roads and ramps but it's a full time job these days and we need to keep ordering stocks of salt and grit so it ain't cheap. Our advantage is that out site manager works soley for us and not for 5+ other complexes like most agents.
