    Hi, I got planning permission for a two storey house in Meath. I have requested quotes for the full build on Tradesmen.ie but I don’t think I will be able to afford prices given. I have absolutely nothing done so far but I would like to create a schedule like:
    1) Clearing site
    2) Foundations
    and so on…….
    Next to these I would like to list persons with prices quoted

    Does anyone have a schedule that they used for the building of their house? Also would anyone have any good contacts in the Meath area for the different tasks that building a house will take?
    I would like to source the best prices for concrete, labour, windows etc as I am only getting a small mortgage,
    Advice would be appreciated

    a local GOOD quantity surveyor is your first port of call

    I can PM you the name and number of a BRILLIANT Lithunian builder,a carpenter and a plasterer and plumber.I picked him from that tradesmen website too,after reading his reviews and speaking to 2 of his recent clients about his work and professionalism.

    An Irish builder fcuked me around on work that he didnt do propperly or failed to complete for myself and my missus.So I got the Lithunian guys in to fix the fcuk up that the Irish builder did on me.

    I got a load of additional building and renovation work done with these guys,and they were so neat,precise,cheap and also so clean that it put many an Irish builder to complete and utter shame.The quality of workmanship was unreal,it was and is that good.An architectural friend of mine was amazed by the quality of their building work,and also by the quality of the final finish,against the price they gave me.It was that good.

    No link to the Lithunian builders/tradesmen,just a very very satisfied customer.:D

    No,that was the Irish builder that was the cause of that.:mad:

    That problem was only discovered the other day,the Lithunian builders are gone a while,and cant come back at the moment,as they on a new house build at the moment.

    have a look at the attached list I got from a QS for house in Co Dublin - makes a good template, imho.

    A couple of caveats on the attachment:
    1. It's for very specific, high spec house - yours may differ
    2. It's also a huge single-storey building - and so the foundation price is proportionately more expensive than a 2-storey. Also, even at that, I did feel the foundations were over-priced. Maybe it's a Dublin thing, but this side of the Shannon, it'd have been at least 10k, and possibly 15k, cheaper. :eek:
    3. Again, as a single-storey building, it has an inordinately large roof.
    4. The design had many unique features - and like in every other field of endeavour: "complication costs".
    5. Note expensive finishes, e.g. Zinc........

    Having said all that, it's a nice, simple, comprehensive list to work from.

    That would have been a useful addition to my knowledge base when I was starting out but as they say we are where we are!

    Just a couple of comments I was very niave about the whole insulation/airtightness issue at the beginning and most would say I still am:). What is the estimated cost of the airtightness work in this quote ? Is is included in the 'Internal plasterboard/Tape & Joint' figure or the overall SIP Energy Building Structure cost. If so why is the floor insulation being itemised seperately? I think other costs such as for ventilation which I assume is for MHRV, windows and doors, kitchen, sanitary ware, etc are fairly reasonable. For a high end large house the final figure is fairly reasonable. Would this be considered a reasonable estimate of finishing a 'high end' house in the North East ofthe country.

    I must show this to my wife because even though my house is about 250m2 and not supposed to have many expensive high end finishes!!, some of the costs racked up are eye watering, e.g. kitchen/utility €16, windows/doors €28k, andkitchen appliances €4.5k.
