Landlord Capital Allowances Query

    Filing my first return as a landlord for tax year 2009. The house was our old family home.

    We bought new furniture for tenants & obviously claiming the 12.5% capital allowances on these. My question is with regard to the exisiting furnishings we had in the house & didnt take with us (fridge/cooker etc) which weren't bought new - can we claim capital allowances on these?

    Yes you can. You are deemed to have claimed allowances for any year you owned them before you started letting. So if something is three years old then you claim 12.5% of the original cost for each of the next five years.
