Building Specifications for planning

    i'm putting in for permission to build a garage. I have the drawing and need specification for the ground floor, foundation and radon.
    I have ones from 6 or 7 years ago.

    Groung floor: 75mm cem/sand screed on 150mm of subfloor on 65mm of insulation on 1000 guage visqueen D.P.M on 50mm sand blinding on 225mm thick 100mm down limestone hardcore well compacted in 150mm layers 25mm insulation upstand around perimeter of wall of floor.
    Alternatively a 150mm thick power ploted slab may be used in lieu of screed and subfloor.

    Foundations:Assuming normal ground conditions, foundations to external walls to be 900x300 reimforced concrete strip fdns complete with 6 no. 12dia reound steel bar and 10mm dia stirrups at 1000mm c/c.
    All concrete to be 30 newton and poker vibrated on placement.

    Radon:To comple with 1997 building regulations it will be necessary to fit a radon protection membrane and particular care should be taken to encure that all joints and service penetration are fully sealed.Also incorporate an underground sump or sump which can be subsequently turned into active control system by use of suitable ventilation fans.

    Have these changed in the last few years or am i ok.

    Normally for planning applications I would keep the specification of construction to a minimum, with very little detail, particularly when it comes to foundations, as ground conditions vary and in most cases are not determined until such time as work commences.

    What would I need to have in and have some of those specs changed. I think you need 100mm of insulation under the floor now?

    I took those from my house plans and found that there was alot of detail alright, but I'm nit sure what they want.

    You don't need any of that info for planning.

    Insulation in a garage isn't a requirement. It has no effect on the energy used if theres no heating out there. so how much, if any, insulation to use depends on how it'll be used.

    Just specify the external finishes including colours.

    I go with external spec only too.
    Include a note to mention all work to current regulations.

    Basically, plannign isn't related to spec. and the min might change between planning and building. Plus there's also, the situation where construction type changes, which normally doesn't affect planning status
