    hi all

    im am grenting out two rooms in my appt to help cover the mortagage

    is there anywhere i can download a basic contract for them. nothing too indepth but just one to cover both parties

    If you are living there you do not give them a lease. You give them a licence to reside. You can re-draft the lease to refer to the tenant as a licencee or lodger but most of the terms are not applicable. As owner occupier you will be responsible for all internal maintenance, repairs and cleaning. The main issues will be responsibility for bills and the amount of rent and the notice periods.
