Buying repossessed property from bank?

    I am interested in buying a property (residential) which I have just found out has been repossessed from the previous owner by the bank. Was hoping to do deal with owner as estate agent have been very unhelpful, seem to have no interest in showing etc.
    Does anybody have experience of this or advice as to how to proceed. Will they be more inclined to sit on this to get the best price or will they be be keen to offload? Just dont know how banks manage these properties, have seen them sell off cars/vans for next to nothing in auctions!
    Originally house with 90 acres sold for €2m+ in 2006 now for sale with 16 acres with guide of €400k, an offer of €320k rejected in last year.
    Any advice would be greatly appreciated.
