Door Blower Test

    I had my Door Blower Test carried out over the weekend.

    The Timber Frame Company had performed a 'leak test' prior to slabbing and we had found a good few small leaks which we repaired there and then so was hoping for a decent result.

    The door blower test was carried out independently for input to my BER.

    The guy went around first of all and mesured the entire volume of the house, and used some caulk to patch up a few holes in the hot-press.

    They he ran a pre-test to find any leaks. We found a couple through sockets but they were negligible so I made the call not to go messing with silicone etc.. to patch them up...

    Test was carried out and he obtained a Q50 value of 1.45 which I was very happy with.
    All our hard work with out airtightness membrane and taping paid off.

    Hi Mike,

    That's a good result, fair play.

    I had my test done pre-plastering (after slabbing), as I wanted to find leaks, but the TF company did not provide that service (free).
    I considered getting it re-done after all the plastering etc was in, but can't justify the price now to be honest.

    I achieved a 2.5 at the time, and that was with a 'major' leak found which the TF company had to come back and fix.

    My hope would be that if I re-tested I'd now be below 2


    Probably a good thing for any new-builders to negotiate into their contracts with builders/TF companies - to request at a minimum the leak test is carried out by them.

    Agreed..

    I wasn't going to get it done because I had satisfied myself that the leak test went well enough to not need one.
    However, my leak test did not provide me with a Q50 value so that niggling feeling in the back of my head eventually got the better of me and I had to get it done!!
