    anybody who would make 2 or 3 days work out of that should be joining the dole que.

    Anyone who's never worked for a fussy person prolly hasn't left a place "perfect" - as in ready to be raked, seeded and rolled.
    There is half a day getting all the cement, render and mortar up and barrowed away.

    Then there is the shrubs - "Chainsaw provided if needed for shrubs"

    I've walked into one of these kind of minefields to find I was expected to take the foundation out [mini-digger] or remove the rising wall enough to put in a foot of topsoil.

    There might be more to that job than you might expect.
    Write out exactly what's to be done and price for it.
