Moving in worries...

    Hi guys, I'm going to be moving into a new house with two friends of mine in the 3rd of August. We viewed the house on 14th July, and it needed a lot of work done.
    • Garden cleaned
    • Beds moved
    • Windows fixed
    • Wallpaper fixed
    • Fridge freezer replaced
    • Oven replaced
    • Furniture obtained for one of the rooms
    Now when we were viewing the house, it was the agent from the auctioneers who pointed all of this out to us rather than waiting to see if we would spot it. The landlord agreed to fix everything mentioned and bring the rent down from €550 to €520 because it needed work. I paid the deposit on 16th July, and verbally agreed to come down to the agent's office on 3rd August, give the first months rent and then get the keys.
    The problem is I now don't feel comfortable handing over any amount of rent until I get a look at the house and see that everything listed has indeed been fixed and sorted out. I am right to do this, allowed to do this, or do I just have to pay the months rent and cross my fingers?

    Just have a look and see before you hand over the rent, can't see that being an issue. In today's market, most landlords are doing what they can to keep tenants...I'd be somewhat surprised if they hadn't at least made a fairly good effort to get it sorted!

    if it was agreed the work was to be done then you are entitled to view it

    esp
    * Windows fixed
    * Fridge freezer replaced
    * Oven replaced
    * Furniture obtained for one of the rooms

    I would consider these most important...not that the others arent. It is a landlords responsibilty that a property is kept suitable for the purpose.

    I mentioned during the viewing that I would be more than happy to have a hack away at the garden and move the beds myself but the agent insisted the landlord would sort it out.
    After some investigating it turns out the landlord grew up with my dad and knows my mam well, so I'm in a pretty good position with him anyway. He also runs his own cleaning company that cleans houses after they've been gutted by fire, so at least the house will be clean. :D
