Liability?

    If three people sign a 12 month lease on a 3-bedroom property and one can't come up with the money after a few months, is the individual personally liable, or are the other tenants responsible for covering the whole rent?

    I know that the landlord is basically owed the balance of the year's rent, but I'm wondering the extent to which the responsibility is divided.

    Seems to be a bit of confusion on this one.

    If the three people signed the one lease, they are equally responsible; the landlord can go after one or all. If the other two can still afford the rent, best thing is to find a new third to take over the rest of the lease.

    If the three people signed three separate leases, they are only responsiblefor their third.
