Resubmission of a previously rejected planning application

    There was a planning application for a housing development near to where I live a few years ago. It was rejected for a number of reasons. A new application has now been submitted for the same development on the same site.

    In the new application, does every reason for the original rejection need to be resolved or could planning be granted overruling the original decision ?

    council policies change all the time so its unlikely every single policy in which it is to be deliberate under are still in place.

    but as policies tend to get stricter all the time, seems like a waste of time and money to apply for exactly the same without addressing the majority of reasons for refusal.

    OP be careful the old application was refused but that's not to say the new application will be refused. Development plans, Planners, Financial climates all change. Take nothing for granted.

    Developers are business people, not fools. I'd be very suprised if they re-submitted the exact same application, that was previously refused.

    IMO those that have legitimate reasons to object should object.
    So if it affects all the previous objectors then they should all voice their democratic right.

    This is a new application so treat it as such.
