Do I have to sign a lease?

    The agent I am dealing with has come back to me with a price for a premises but he has included a 10 year lease in the offer. Do I have to sign a lease or can I refuse to sign and still negotiate a deal with him?
    Is there any legal requirement or is it just a safety net for him?

    Hi,
    A lease if done correctly will give protection to both parties. It should state for example who has to do what with the premises in event of repairs etc etc. There is no legal requirement for one, but before you sign any commercial lease be sure to have a solicitor look at it for you.

    You don't mention your location, but as the rental market is in the doldrums have a good look around. The agent should be willing to offer a shorter term. Do push them on the price. Have a look at www.daft.ie for ideas on prices etc.
