Surveyor / Architect for cottage rebuild

    Hi,

    I am looking at purchasing a semi-detached cottage on the southside of Dublin. The cottage is in poor repair. A prefab extension on the back done in the 60's is terrible, and it will need to be knocked. The original front and both side walls will need to be kept and, I imagine, repaired. I would rebuild the extension completely differently, so I would need an architect to discuss with, as the site is quite small, an irregular shape and has an unusually located side access gate, which I would keep.

    If I purchased the cottage I would plan to live there for a year or two before starting building, so I would like the cottage assessed both for living in currently, and for issues with a rebuild. It has been unoccupied for quite some time since the owner passed away.

    It is not listed, but as the row is quite unique I am sure the planners will be restrictive and ensure no changes to the front of the cottage.

    Would anyone have recommendations for a surveyor experienced with old cottages who would be able to survey the property?

    Possibly one who is also an architect who has worked successfully on doing up other cottages?

    Any relevant advice gratefully received.
