    Hi all,

    Have picked out a few sections from their guide, just to see if this is standard. Cheers for any comments.

    Booking/Security Deposit

    If you decide to rent a property, we will require a non refundable booking deposit of €500 as part of the security deposit (the balance of the security deposit to be paid within three days). The payment in full of the security deposit (normally equal to one months rent) secures the property, subject to landlord approval, satisfactory references and the signing of the lease agreement. No property can be held without a deposit. All booking/security deposits are payable to Sherry Fitz and passed on to the landlord after the lease agreement has been signed.

    Cancellation

    Should you decide to cancel the booking we regert that the booking/security deposit is non-refundable. Prospective tenants should ensure that the property is suitable before placing a booking deposit.

    Signing the Agreement

    Should the tenants break the lease agreement, they will, at the very least, lose their security deposit and may have to pay further charges.

    Regular Inspections

    It is a condition of the lease that the landlord or their agents have the right to periodically visit and inspect the property in order to verify that the property is being kept in good condition. Advance notice of a minimum of 24 hours will be given prior to any inspection.

    Sounds about right, It makes people think before they accept a place and stops alot of messing.
