    I hope that I have the correct forum.

    If you hold a security deposit from a Commercial Tennant who is going to close. Do you have to refund the deposit or can the desosit be held in lieu of rent or is a deposit for maintenance etc

    Not sure in a commercial context, but in a private context you are entitled to retain a deposit for any rent arrears or costs to cover any excess damage that may have been caused to the property.
