Listed Building v Bathrooms Required?

    Hi, I'm not sure if anyone has any ideas on this one.

    My father has been told that his bedsits, that he rents out, have to under the new law have bathrooms fitted and he's happy to do this as he was always planning to.

    The place is in very good condition, it's just an old building so not really designed for bathrooms.

    This leads to the tricky bit - it's a listed building and he's been told that if he makes even minor modifications to it that he could be fined €1Million!

    We're really not sure what to do. Any ideas much appreciated.

    hes going to have to talk to the planning department in your local council and find a solution with them

    Thanks for your advice - he called both departments and they each said that there was no compromise on their particular thing (i.e. bathrooms or no modification).

    I suppose he'll need to go in there and find someone in charge.

    yep keep pushing until you get somebody who will deal properly with this situation. might take a few attempts

    Listed doesn't mean no modifications, plenty of listed buildings get planning for minor and major development

    however
    if it's not suitable for putting bathrooms in then it's not suitable to rent out for people to live in

    Being listed, in this case, means there are no exemptions from the planning regulations. Any minor alterations or additions need to get planning permission. I'm sure it is possible to put Bathrooms in an old house it just needs to be designed properly.

    Planning permission will not be given for bedsits. The house will have to be converted back to a single unit or else a flat will be allowed per floor. All work will have to be certified and approved buy a conservation architect. Many bedsits will disappear over the next few years.
